Developed since 2004, these leases are iron clad and based on actual experience and are the leases that I use for my own rentals. What you get:

You could opt to hire an attorney to write up a rental contract for you, but if that attorney has zero experience with short term rental guests, I guarantee you, there will be gaps in your protection when certain common issues come up, plus again, it will cost you over $1500.

These can work in any state and even most countries because they are customizable.

FAQ'S

❓ "Won't it cause me to lose bookings?"

Yep! That is the contract doing it's job and filtering out guests you likely don't want booking your place anyway.

❓"But I don't have time to send out a rental contract every booking. It isn't scalable".

Think again buttercup. It costs me 0 minutes and 0 seconds because 100% of my rental contract delivery is automated.

❓"What if my guest doesn't want to sign it? I don't have time to chase them".

Proper disclosure & presentation is everything and I teach you this in the training. This is a non issue for me because by the time they have booked with me, they are already willing to sign it.

❓"I can't send a rental contract before they book".

Exactly. They sign it after they book. If you want to disclose it up front, there are ways.

❓"Won't it cause my occupancy to go down?"

I started in the STR game in 2005 and every booking was a direct booking so I have used a rental contract for nearly 20 years. It has never slowed me down from earning bookings.  This contract protects the guest also.  

❓ "Is this contract good anywhere?" Yes. It is 100% customizable.

❓ "Has an attorney vetted this contract?" Yes. I have added clauses to it since, but I recommend that you have your local real estate attorney look over your customized version to ensure that it is aligned with your local laws.

❓"Why wouldn't I just pay an attorney to write it for me?" Because unless they have been a STR host as long as I have been, they will give you some boiler plate contract that will only cover the most major issues and not all of the nuanced nitty gritty issues hosts face.
